Congratulations on finding your dream property and successfully navigating through the negotiation process!
As you prepare to exchange contracts, it’s important to remember that the journey isn’t over yet. Here’s a concise checklist to ensure a smooth transition into your new home:
Before the Exchange of your Contracts:
Make a Thorough Inspection: Take the time to inspect the property carefully. Test all appliances, including ovens, cooktops, range hoods, fans, air conditioners, and hot water systems. Ensure everything is in good working order, and check for any issues with plumbing or electrical systems. Don’t forget to test all taps and showers… confirm they turn on and turn off. Lights (downlights especially should be working), request removal of any debris (under and around the house), Also check the pool and spa bath pumps are in working order.
Review Contract Inclusions: Double-check that all items listed on the front page of the contract are present and accounted for. Raise any concerns with the selling agent before finalizing the exchange. If the issue isn’t seen or raised before the Exchange of contracts… you may have a tough time having them rectified by settlement.
Auction contracts are “as is where is”…..caveat emptor or “Buyer Beware”, make and rely on your inquiries about a property. Never assume anything.
Pre-Settlement Inspection:
Confirm Inclusions: Before settlement day, conduct another inspection to ensure that all items listed in the contract are still present and in working condition. Address any issues with the selling agent and agree on compensation if necessary. Always raise any issue with your legal team.
Arrange Moving Services: Book your removalist well in advance to secure your desired moving date. This will help streamline the moving process and reduce stress.
Plan Renovations: If you’re considering renovations or upgrades, start planning early. Explore the possibility of gaining early access to the property to take measurements and pre-order materials.
Financial Preparation:
Review Finances: About 10 days before settlement, review your finances to ensure everything is in order. Confirm with your bank or financial institution that the funds are ready for dispersal.
Settlement Day:
Confirm Inspection: Confirm the date and time of the pre-settlement inspection with the selling agent. Use this final opportunity to ensure everything is in order before taking possession of the property.
After Settlement:
Connect Utilities: Arrange for power, water, gas, and internet services to be connected before moving in. This will ensure a smooth transition into your new home.
Update Address: Arrange to have any post redirected to your new address and notify relevant parties, including banks and utility companies, of your change of address.
Coordinate Renovations: If renovations are planned, work closely with contractors to ensure efficient completion. Consider moving in after renovations are complete to avoid living in a construction zone.
Owning a property comes with responsibilities, but with careful planning and preparation, you can enjoy a seamless transition into your new home. Stay organized, communicate effectively with all the parties involved, leave e nothing to chance and embrace the journey of homeownership!
