Gary Damp was used as a vendor advocate to help me transition from my townhouse into an aged care facility. At 89 years old, I was concerned about funds and needing to maximize my house price. Gary set to work reviewing the property and identifying what was needed to sell for maximum value with minimal spend. He then project-managed trades and works on the property, which had become a little tired. The end result of refurbishment, including painting, new carpets, repairs, and total decluttering, was amazing and had been time consuming.
Gary interviewed seven local agents he had researched and, after comprehensive interviews and role-playing that covered everything from their open house process to their media approach, negotiating skills, and commission structuring he provided me with two agent recommendations with a clear choice. I selected the best agent after personally speaking with them. I was very happy with my choice. The campaign went wonderfully, with Gary handling all agent inquiries, issues, stylists and pricing concerns. On auction day, Gary provided the auctioneer and agents with his fair value reserve, which was $100,000 above the agent’s recommendation. We actually achieved $120,000 over the recommendation and $20,000 above Gary’s predicted price of $3.1 million. I was ecstatic with the price, and the new owners were all smiles. It was such a great result and great effort by Gary. I am very comfortable going into the next phase of life. Gary was right with his belief that every renovation dollar should return at least 1:3 in benefit. We did this. I could not have done this on my own; Gary removed all of the stress and gave me a great outcome. Highly recommended for all vendors and particularly any aged people needing independent help or with busy families. 5 stars.
